The Pros and Cons of Buying a Home on a Corner Lot

Posted on

One of the biggest advantages of new construction homes is that you have more choice when it comes to the placement of your property within the community. For many buyers, this opens up the real possibility of buying a corner lot rather than an interior lot. Should you opt for that corner house? Here are a few good reasons to say yes and a few good reasons to skip it.

The Pros of Corner Lots

First and foremost, corner lots generally mean larger lots and more open space. While this usually means larger yard space in the front, it can mean more room for additions and more backyard space as well. You may be able to use the extra space for additional vehicle or RV parking or to facilitate an exterior entrance to a self-contained living unit, for instance. Either way, you'll feel less crowded even in the same neighborhood.

The placement of your property is more likely to result in greater sun exposure because neighboring trees and structures will be limited on two sides of the lot. This could be great for those who like to garden or want to add outdoor entertainment like a pool. It also adds value to the home when it comes to planning the layout to take advantage of the lot's strengths.

The Cons of Corner Lots

Of course, corner properties aren't for everyone. That extra space comes with higher costs in several areas. You'll have more yard to landscape and care for, including watering. You may also have a higher property tax bill.

Your home is also more exposed on a corner than in a more protected interior lot with neighbors on both sides. The lack of privacy can be combatted with the right outdoor landscape, fencing, and home design, but it means you're starting at a disadvantage. And that additional exposure may also result in increased noise from the street simply by the close contact with not one, but two streets.
